      Many of our clients live outside of the San Diego Area or reside in other states.  We are committed to relieving our clients' overwhelming burden of numerous visits to the property for cleanup, rehab, and marketing.

       We provide full-service real estate.  (see "full service").  Simply put, we Organize, Donate, Haul away, Clean and Market probate property for our clients; and there is no additional fee for these services.

3.   "ProbateAdvance" cost-advance program;

        A few of our Estate clients do not have the minimal funds to clean and prepare the property for market.  On a case by case basis, we are able to advance necessary funds to prepare the property for market.

4.   Knowledge and emphasis in law and probate;

      Probate and trust real estate interrelate with law and court procedure.  From that standpoint, a "traditional" Realtor will lack knowledge and experience to handle many probate real estate issues.  Our attorney-broker has the special knowledge and experience to handle most probate and trust real estate issues.

5.   Sales results throughout the entire San Diego Area;
